Look for a home inspection company or professional that is licensed and has all the required credentialing and certification that are necessary in your area. City or county managers, real estate agents and bank/mortgage companies can provide a list of recognized professions.

Plan to attend the home inspection with the professional. They should walk you through and point out problems or advantages and should be able to answer your questions and concerns. In addition they should provide a written report on their findings.

If the seller has provided a home inspections, you may still wish to have your own home inspection completed before completing the sale, especially if you are concerned about some of the information contained in the home inspection report provided. Most sellers will have no problem with the additional inspection, although the buyer will pay for this service.
