The party that is paying for the title insurance has the right to select both the title insurer and the title company. A real estate agent, either for the buyer or the seller usually recommends a specific title company, but it is actually the party paying that has the right to make the final decision.

Be sure to check around and ask for quotes on both the real estate title company service as well as the title insurance offered. Give each company the same information and even consider asking for a written quote to help with comparison shopping.

There are some national websites that act as brokers in helping to find the most reasonable title company in a given area for the type of property you are buying or seller. Remember that most of these quotes will be legitimate, however you may also find that your emails dramatically increase as title companies start to contact you directly. Make sure the site protects your privacy unless you want these emails.
