
When you are upgrading or adding on to your house always remember that it will only increase the value of your property by about half of what you are actually spending. Some upgrades such as new carpet or upgraded kitchens may not increase the price at all, but will simply keep it at an average market value.

Some additions to residential real estate will limit the type of buyer that will be attracted to the house. Very unique designs and floor plans, various types of building materials and even things such as in ground pools will both attract and turn off potential buyers depending on their individual tastes.

For most buyers it is important to see the house as it does look, rather than just the potential for what it could look like. A coat of neutral colored paint, new flooring or carpet can really add to the speed at which the house is sold. Remember that many buyers are not interested in fixing up a new residence, and those that are buying for investment won't offer much above low end market price.
